How Residents Help Take Care of the Exterior

Routine Pest Control.

Routine landscaping including, but not limited to:

Mow the backyard.
-
Water plants/lawn as needed.
-
Irrigation upkeep (recommend watering twice a week during the overnight hours, 15 minutes each zone, or based on local ordinance). Management reserves the right to turn on irrigation system if needed.

Winterizing your home (prevent freezing of pipes and outdoors spigots, removing snow and ice from walkways and driveways, etc.)
-
Pets must be on a leash if outside the fenced-in backyard.

Pet owners must clean up after pet.
-
Trashcans cannot be out longer than 24 hours and only on your assigned pick-up day.
-
Grills or open flames are not permitted within 10 feet of the home.

How Residents Help Take Care of the Interior of the Home

Change HVAC Filters at least once per month

Replacing light bulbs as needed

Replacing window screens as needed
-
Testing your smoke detectors & replacing batteries two times per year

Only flush toilet paper in toilets, even if it says "flushable," do not place wipes, cotton balls or sanitary items in the toilet

Garbage disposals must never have grease, larger food items or non-food items placed in the disposal

Routine interior pest control

Cleaning/Maintenance of appliances

Notify management of any situation that could potentially cause damage to the home

The burning of candles is not permitted inside the home

Importance of Securing Renter's Insurance

Renter's Insurance is Required.
-
Woodlands Terrell has partnered with Texas Farm Bureau to provide our tenants with coverage that meets our basic requirements.
-
Our basic required policy without a pet averages about $15 per month, and with a pet, averages around $18 per month.
-
You are free to purchase additional coverage if you wish.
-
You will need to complete and submit the application for Renter's Insurance prior to move-in.
-
We cannot deliver keys until we have proof of coverage of renter's insurance with Woodlands Terrell, LP listed as Additional Insured.

How to Take Care of the Home
-
Mail is delivered to community mail stations, and each mailbox has a coded number.
-
You will be provided one mailbox key and your mailbox number at move-in.
-
No animal or pet of any kind shall be kept or harbored in/about the home without a signed Pet Agreement by Residents and Landlord. Includes, but is not limited to: mammals, reptiles, birds, amphibians, fish, rodents, arachnids, or insects.

Trashcans are provided by Management for each home. There is a $50 fee for the trash can due at or before move-in.
-
Painting, wall decals, stickers, and alteration to the interior of the home, it’s walls or accessories, of any kind is strictly prohibited.
-
Nails, screws, tacks, tape, etc., used on or inside the home must be removed and repaired or damage to the home may be charged back to the Resident.
-
Use of porches and patios is limited to furniture designed for exterior use only. Due to safety reasons, the porches and patios may not be used to store items. No items may be attached to the railings. Decorative and non-permanent lighting are not permitted without prior written approval of Management.

No plants or flowers may be planted. Potted plants on the porch are permitted, and management reserves the right to ask resident to remove potted plants that are dead or unsightly.

Hanging pots and plants from the railing is prohibited.
-
Grills, or any flame, are not permitted within 10 feet of the home.
-
No wires, aerials, antennas of any type, satellite dishes of any type, ropes for drying clothing etc., shall be installed on the roof, back or front yard, or other part of the building without written permission from Management.
-
All leaking faucets, toilets, window, fireplaces, and/or defects in the home including faulty or non-working appliances shall be reported promptly by submitting a service request online via the Resident Portal. Residents negligent in reporting issues will be liable for any additional costs incurred.

No venetian blinds, awnings, draw shades, or nonconforming curtains or drapes shall be installed on exterior windows without written permission of Management.
-
No signs or placards shall be posted in or about the home without written permission of Management.
-
Toilets, sinks and wash basins are to be used only for the purposes for which they were intended. Dust, grease, personal hygiene products, rubbish, coffee grounds etc., may not be flushed or rinsed down drains or placed in the garbage disposal.
-
Residents are not permitted access to the roof except in the case of emergency.
-
Waterbeds are not permitted.
-
Maintenance of the smoke detection devices shall be the responsibility of the Resident. If a battery is needing changed, the resident may submit a service request via the Resident Portal. Any resident failing to comply may be fined up to $200.
-
Vehicle repairs are not permitted in the driveway or common areas of the community. Non-operational or non-licensed vehicles may not be parked at the home or common areas of the community. Violators are subject to towing at the violators expense.

Should Residents request a roommate or other occupant be added or removed from the Rental Agreement, a $200 processing fee must be paid online via the Resident Portal to execute an amendment to the Rental Agreement. If the occupant is over the age of 18, an online application must be entered and paid for on the community website, and Management will run a credit and background check.

Notify management of any situation that could potentially cause damage to the home.

The burning of candles is not permitted inside the home.

How to Request Repairs & Meet Technicians

All requests for repairs must be in writing and delivered to Landlord via the resident portal.
-
Residents must be home to allow entry by technicians.
-
Failure to meet scheduled technicians will results in a $75.00 fee.

Community Rules & Disclaimers
-
Residents, family and guests shall have due regard for the peace, comfort and enjoyment of other residents in the community.
-
It is prohibited for noise levels to be heard from outside the home, to include musical instruments, radios, television sets, stereos, etc.
-
Harassment of any kind will not be tolerated.
-
The use of community parks, pet areas, walking trails and common area are not monitored or supervised by management and are used at your own risk.
-
No parent, guardian or guest may allow minors to be unsupervised anywhere within the community at any time.
-
Woodlands Terrell is not responsible for the actions of other Residents, their occupants, guests or pets.
